I ran into a problem like this on one job where the contractor was in a hurry to finish the flooring and chose to go right over the existing floor that was out of level. This floor was going to require quite a bit of attention from the contractor and his crew. The homeowner should have hired another contractor to repair the floor while the original contractor finished the house remodel. When your contractor gives you that much grief about any work, you need to start thinking about hiring another contractor or at least finding one to complete the task your original contractor has no interest in.

I felt sorry for the homeowner because this was not what he wanted and he was upset with the contractor but the job was done. This is my warning to any contractor, handyman or home repair specialists. When installing a new plywood floor over an existing floor to strengthen it up, use some common sense and repair the floor correctly or don't do the job at all.

A few months later they contacted me and asked if I had time, can I come over the house and look at the new deck, that they built next to mine. I said I would be glad to, and would be there tomorrow evening. When I arrived at the job site, I couldn't even get out of my truck, the father and his son were waiting for me in the driveway and directed me to drive to the back of the home.

There new deck was about 10' x 10' and matched the one that I built pretty good. They did a great job and after I told them, what a wonderful job they did building the deck, they were like two kids in a candy store. It seemed like, I had just made their day and it made me feel good, and that they felt good.

If you're looking for patio roofing options, you've come to the right place.

First off, if you're at the design stage of the project, you are best served by putting the patio under the main roof of your home. Typically, that would have a sloped roofing system such as asphalt shingles. This strategy eliminates low-sloped roofing products entirely, along with their high cost and relatively short life.

If you are adding a patio, avoid the type of lightweight metal roof panels that are typically attached to manufactured homes for carports and such. Not only are these products vulnerable in high winds, they won't withstand foot traffic. And if you can't walk on it, you can't service it when needed.

But there is a structural metal panel that words pretty good for patio roofing. It is a composite of polyurethane foam that is sandwiched between two layers of aluminum. The foam provides insulation and the panels can withstand some foot traffic. To be safe, I walk on plywood when working on this type of roof to distribute my weight.

Moving onto a more conventional option for your patio roofing, the most important thing to remember is that you need to have positive drainage. This can be accomplished with a slope that is as low as 1/4" per foot. If you don't have it in the structure, install a tapered system between the roof deck and the roofing. Almost any low sloped roofing system can succeed with proper drainage. Virtually none will succeed without it.

For over a hundred years, the traditional choice for low-sloped roofing has been a built-up roof (BUR) with gravel surfacing. The multiple layers of felt, each set in a layer of hot asphalt make for a thick, heavy-duty roof system that is tough to beat. But this type of roofing is on the decline due to the hazards associated with hot asphalt. Insurance companies are demanding outrageous deductibles for hot tar accidents, which is cooling the market for BUR, especially on small residential jobs.

A popular alternative for patio roofing is torch-applied modified bitumen, or just "modified" as it is commonly called. It is a rolled roofing product that is specially formulated to accommodate temperature changes. Unfortunately, the torch application can easily start a house fire... and often does.

There is a family of plastic and rubber roofing products called "single-ply" that can be installed without torch or kettle hazards. But the inherent problem with single-ply roofing is just as the name implies: There is just one layer of waterproof protection. Something as simple as a dropped tool or a discarded cigarette butt can cause a leak. And if there is any ponding at all, the seams must be PERFECT to prevent water intrusion. Perfection is a lot to expect from anybody, including us roofers.

Fortunately, there is an excellent option for your patio roofing. It's a hybrid that combines the best features of two different systems. It starts with a nailed down base sheet over a tapered roof deck. Then a smooth-surfaced, self-adhering mid-ply of modified bitumen is installed. Finally a self-adhering modified cap sheet with white granular surfacing is installed.

This system gives you the back-up protection of a built-up roof and the flexibility of modified, without the dangers of torches and kettles.

7. Working long hours or the workaholic. Sometimes this is a necessity but I would suggest that you change your lifestyle if possible. Reevaluate your reasons for working so hard.

8. Religious fundamentalists. People that spend too much time at their place of worship and soon find themselves feeling guilty if they're not doing something spiritual.

9. The need to be on time. This would include people that have problems giving themselves enough time to get ready for work or school.

10. The need to stop doing drugs. I thought by now, approaching my 50s, that drugs would no longer be a problem in the United States, but it is. It's one of the most damaging things people can do to their lives.

There are plenty of things that people would like to stop doing or start doing. If you're a smoker and you seem to shop excessively near the casinos, I would advise you to start with something small and work your way up to the big stuff.

There is a good chance if you need a arbitrator they will set up a time and day for you and your contractor to meet. The arbitrator will come to a final decision for the both of you and that will be final. Of course their is always the Supreme Court... Well we don't want to go that far do we.

Most of the time if you have everything in writing in the form of a contract you shouldn't have any problems. If you do there is a great chance they will be able to be resolved quickly.
Doing major remodeling to your home can be extremely stressful at some points. Listen to your contractor when he is giving you advice on how to deal with the stress. He is a good source of wisdom especially if he had been doing it for years.

Why Use GRP For Roofing Features

Over a period of more than 20 years in the GRP roofing and architectural features industry, there have been many advances in the manufacturing process and use of GRP within the construction sector.

An abbreviation for 'glass reinforced polyester', GRP is a light, durable and astonishingly tough constructional material which can be molded and fabricated into all manner of products. GRP is a composite of a resilient durable resin with an immensely strong fibrous glass. Polyester resin is the main component and just as concrete may be reinforced with steel rods polyester resins may be reinforced with glass fibers to form GRP. The benefits of a very strong and light weight construction material are particularly relevant when designing and manufacturing structures and roofing features.

GRP has opened up many new avenues for Architects and creative designers, its unique physical properties allow it to be easily tooled, molded and manufactured to meet almost any specification. The final finish can be made to emulate any number of naturally occurring surfaces, such as timber, tile, stone or lead and because there are few constraints on size, shape, colour or finish, this can deliver great design and appearance whilst being cost effective.

One example of this is the traditional clock tower. When manufactured in GRP one side is firsthand crafted in Ash timber from which a mold toolis produced. The mold is coated with a release agent before a very durable polyester gel coat is applied and allowed to cure before reinforcing with layers of glass mat impregnated with polyester resin to achieve the required thickness. When cured the laminate is extracted from the mold and the process is then repeated. The components are then joined together to complete the body of the clock tower.

Ash timber is used for the original pattern to ensure the finished product has a beautiful realistic wood grain. Likewise one side of a roofis first dressed in lead over a timber pattern, a mold produced and four sides manufactured to give the finished product an authentic traditional appearance of a genuine lead roof but without the high cost and weight of the real materials.Another benefit of using GRP over traditional materials is that the molds can then be cleaned and reused many times over enabling identical units to be produced and in a very short space of time.

GRP is also very strong and has almost seven times the flexible strength of steel but is extremely lightweight, which makes installation much simpler than its traditional material counterparts, saving costs and helping to reduce Health and Safety issues on site. GRP structures also have an exceedingly long life span with low maintenance requirements and in a half-century of composite development, well designed GRP structures have yet to wear out.

GRP is non-corrosive and has a much longer life expectancy when compared to a variety of other construction materials. In highly corrosive environments it is the perfect choice over metal, wood, or plastic. A popular choice where exposure to harsh environments is a concern, GRP can provide resistance to ultra violet light, salt air, and a variety of chemicals and because it is chemically inert and corrosion-resistant it offers an economical alternative to stainless steel. It also offers high levels of water resistance and will not buckle or distort in high temperatures.

An amazing level of detail can be given to the molding ensuring that the original style, surface finishes, colour and even aging effects are maintained. The greatest advantage of GRP over conventional materials however is the ability to design and build large structures conceived as a whole and not as an assembly of parts which have to be jointed together. For example a 5m diameter dome requires none of the conventional support structure inside the building, enabling a large open area within the building and space directly beneath the dome. The self supporting structurecan also beeasily lifted into position and installed using minimum man power and a crane within only a few hours.

So not only does GRP save time and money in the construction of the roofing feature, it reduces installation costs and ongoing maintenance fees too, making it an excellent cost effective roofing material for today and the future.

Framing Exterior House Walls - Home Building

Framing the exterior walls with 2 x 6 studs instead of 2 x 4 can definitely add to the price of the home. In addition to the cost of the lumber, you also have an increase in the labor, insulation, window and door trimming.

The advantages for using 2 x 6 in the exterior walls would be the additional structural strength to the building and the ability to use thicker insulation in the walls.

One of the only reasons I can think of for using 2 x 6 on your exterior wall would be the installation of thicker insulation. 2 x 4 walls will insulate with R-13, which is about 4 inches thick and 2 x 6 will insulate with R-19, which is about 6 inches thick.

The additional 2 inches will be a 50% increase over the 2 x 4 wall. 50% is a lot, dealing with anything. Imagine if you got a 50% increase in your annual pay this year. This wouldn't be anything to complain about, would it.

2 x 6 also has advantages when you are drilling holes for plumbing pipes, electrical wires or heating ducts. Often plumbers and electricians drill large holes in 2 x 4 walls, taking a little bit more away from the structural strength of the home. Some plumbing pipes for example are 2 inches in diameter, drilling this whole through a 3 1/2 inch 2 x 4, only leaves you three quarters of an inch on each side if the whole is drilled exactly in the center.

Drilling a 2 inch hole in a 2 x 6 will leave you an inch and three quarters on each side. In other words if you subtract 2 inches from 5 - 1/2 inches, the thickness of a 2 x 6, you still have a 2 x 4 left over. 2 x 6 framing also gives you 50% more lumber and structural strength in the home. Again this might not sound like much but it is a lot.

If you live near a busy road or highway, you could use the 2 x 6 framing, only on the exterior walls that separate your living area from the noisy road. The thicker the wall, the tougher it is for the sound to travel through it.

The biggest problem with most home builders is the additional cost and this is coming right out of their profit. Most homebuilders, especially the larger ones, depend on every penny they can to survive in the long run. It's an extremely tough business to be in.

If you're building your own home, give some consideration to using 2 x 6 if you live in areas where the temperatures are extremely cold or hot. One of the only reasons to frame the exterior walls with 2 x 6 is the ability to use more insulation and this would cut down utility costs. If you live in a moderate climate, where utility bills aren't astronomical, it would not be cost effective, for you to use 2 x 6.

How to Seal a Concrete Driveway - House Help

Sealing a concrete driveway is a simple, inexpensive and fast way to maintain the value of a home. Your concrete driveway is one of the first things people see when they drive up to your home. That is why it is a good idea to keep the concrete driveway looking as good as the day it was installed. Sealing the concrete driveway with a penetrating siloxane concrete sealer will give years of protection to the driveway. Another name for them is siloxane water repellent.

How Concrete Driveways Deteriorate

Water that penetrates and expands from freezing does most of the damage to concrete driveways. That is because the water expands 9% in volume when it freezes. This expansion can physically break the concrete bonds and cause it to flake, pit, spall and crack. Sealing the concrete reduces the amount of water absorption.

De-icing salts do damage to the concrete also. The salts attack the surface layer of concrete and the steel reinforcement inside the concrete. When de-icing salts are applied, the melted water can enter the concrete and then refreeze as the temperature drops.

Sealing the concrete with a penetrating siloxane sealer, also called a siloxane water repellent will reduce water and salt uptake and the number of freeze-thaw cycles the concrete goes through.

Penetrating Concrete Sealers

Concrete driveways are high traffic areas, with cars entering and leaving and kids using them for basketball courts. That is why your concrete driveway needs to have a penetrating sealer as opposed to a surface sealer.

A surface sealer is just that, it is applied to the surface and does not penetrate. The surface sealer will wear away rapidly from use. Every time a car pulls in or someone bounces a ball on it, a little bit of the sealer is removed. Some surface sealers can make the driveway slick and dangerous when it rains because the rough texture is covered up.

On the other hand, a siloxane sealer penetrates below the concrete surface. Siloxane sealers form a hydrophobic barrier against water and de-icing salt attack. They are commonly called siloxane water repellents. Because they are below the surface, they are protected from wear on the surface of the concrete. The natural texture of the concrete is maintained so traction and safety are not a concern. Finally, because the concrete sealer is below the surface, there is no shininess or gloss to the concrete.

Step 1. Let the Concrete Cure

Freshly poured concrete cannot be sealed. It must cure for 21-30 days prior to application of a penetrating sealer.

Step 2. Clean the Driveway

Broom off any loose debris such as dirt, mud and leaves off of the driveway. If there are any oil or grease stains, these should be removed to the best of your ability with a pressure washer.

Step 3. Allow the Concrete to Dry

Water-based siloxane sealers need to have the concrete dry for 24 hours prior to application. No rain should fall within this 24 hour time period. This will reduce the dilution of the siloxane sealer and ensure that the maximum amount gets into the concrete substrate itself.

Step 4. Spray, Roll or Brush on the Sealer

It doesn't really matter which method of application is used, but of course a roller is faster than a brush and a pump up garden sprayer is faster than a roller. No other special equipment is needed. You do not need to worry about getting it onto plants or grass. If any gets onto metal or windows, wash it off immediately with soapy water and a sponge.

Apply only enough concrete sealer that a slight whitish color is seen. Any ponding of material should be spread evenly prior to drying.

Step 5. Keep Rain and Traffic off of it for 24 hours

The sealer will dry in 1-4 hours but it is a good idea to keep cars and traffic off of the driveway for 24 hours. Application should occur when rain is not in the forecast for 24 hours after application to give the sealer plenty of time to penetrate and seal.

Once cured the siloxane sealer becomes a bonded component of the concrete driveway. A properly sealed concrete driveway will give years of protection from damage. The return on investment will be worth the time and expense of application.

A Shingle Installation Tip

If you're looking for shingle installation tips, you've come to the right place. But first a true story... 17 years ago, I worked for a small roofing company in Cape Coral, Florida. The boss had sold a new flat roof to a homeowner who had a leak on his lanai. The flat roof was very old and obviously needed replacement. But after one of our crews installed a new flat roof, the irritated homeowner reported that his roof still leaked in the same place.

The boss sent me out to take a look. The leak was showing up at a back corner of the flat roof, right at the base of a valley in the shingle roof. As soon as I saw it, I just knew it was a valley leak. I had seen that very same situation many times before.

Based on the location, I couldn't believe the boss hadn't sold a valley replacement along with the flat roof. I figured we would probably be stuck replacing the valley for free. But the Boss was the kind of guy who could sell ice cubes to Eskimos. He actually got the homeowner to pay for the new valley. I did the work and found that the valley metal had holes rusted all the way through it. Obviously, we had found the leak... Or so I thought. Next rain, the irate homeowner calls again. Same leak. Same place.

I went back for another look. The only other thing I see is a little dip in the shingle installation at the flat roof transition. The guys hadn't tapered out the layers of flat roofing very well. The shingle roof was only about 3:12 slope and I could see how a little dip like that could hold water and leak. So I reported to the boss that we had to redo the transition on our brand new flat roof. Since there was no way the homeowner was going to pay for that, we were going to have to eat that cost. So now both the boss and the homeowner were irate. That was until I did the work and it rained again. Same leak. Same place. They weren't just irate any more... It had turned to rage.

The official term for leaks like that is a "head-scratcher". Over the years I've become somewhat philosophical about them. I figure they exist to teach me patience... and keep me humble! Back then, though, I was more upset than the boss and the homeowner put together. In fact, I decided that if I couldn't find that dumb leak, I was going to quit roofing altogether. I went back over to the house one more time and sat down on the flat roof trying to figure out where the water was getting in. We had fixed everything it could possibly be.

That's when I noticed a nail sticking out of the shingles. It was several feet over from the top of the valley... but it was right in line with the leak. The rusty nail was the same color as the shingles and virtually impossible to see when standing up. It was also so loose I could pull it out with my fingers. It only took a few minutes to repair the nail hole... and it stopped the leak. The homeowner needed a new flat roof and valley, but it was the dang nail that caused the leak.

The lesson here is that protruding nails (or "nail-pops" as they are usually called) cause leaks. In fact, they are one of the most common shingle installation problems. They typically occur when the roofer is using a nail gun and a nail fails to seat all the way. Over a period of time, the protruding nail pokes right through the shingle above it, eventually causing a leak.

To prevent it, make a habit of glancing at the nails you just installed. Keep a hammer handy and smack down any that are sticking up. Also, take a look at the roof about a month after the shingles are laid. That will give time for the shingles to lay nice and flat. From the ground it's easy to see any shingles that are sticking up a little. Those are nail-pops. Just pop the shingle loose first thing in the morning when the shingles are cool and pound the protruding nails down.
